BROKER MODULE #8 STUDY ASSIGNMENT

Please print out a copy of this page and use it as a check list to ensure you have completed your studies BEFORE attempting the Broker Module #8 Test.

  • Study Chapter #24 and #25 in your textbook well BEFORE attempting the Module #8 Test.

  • Be sure you have a good understanding of the “Key Words” at the beginning of each chapter in this Module.  Consider making flash cards.

  • The Broker CD included with your textbooks contains additional study materials for Broker candidates.  To open the CD you must have Adobe Acrobat Reader loaded on your computer.  If you do not; please go to the HOT LINKS section of my website www.rickseiler.com and click on the link to download a free copy of it. 

  • An easy way to find your way around the CD is to click on the BOOKMARK tab on the left hand side of the page once you have opened the CD.

  • Click on the 'HAWAII TAX INFORMATION' Bookmark/Folder on the Broker CD and review the following:  (Several Module #8 Test questions are based on this information.)

    • Outline of Hawaii Tax System

    • GET General Excise Tax

    • HARPTA

    • Hawaii Real Property Tax Act

    • HARPTA-FIRPTA Summary

    • SCT - State Conveyance Tax

    • Hawaii Conveyance Tax Change

    • Real Property Tax Rates

    • Oahu - Homeowner Exemptions

    • TAT - Transient Accommodations Tax

  • Click on the 'IRS PUBLICATIONS' Bookmark/Folder on the Broker CD and review the following:  (Several Module #8 Test questions are based on this information.)

    • Tax Information for Realtors

    • Withholding of Tax on Non U.S. Citizens

    • Selling Your Home

    • Residential Rental Property

    • Tax Information for First-Time Homeowners

    • Installment Sales

    • Basis of Assets

    • Passive Activity and At Risk Rules

    • Mortgage Interest Deduction

  • Click on the 'HAWAII REVISED STATUTES' Bookmark/Folder on the Broker CD and review the following:

    • Land Sales: Uniform Land Sales Practices Act Hawaii Revised Statute #484 and Hawaii Administrative Rules Chapter 104

    • Time Sharing Plans:  Hawaii Revised Statute #514E and Hawaii Administrative Rules Chapter 106

  • Expect at least 5 Math Questions on the Broker Module #8 Test; plus 5 Pro-Ration calculations.  (Refer to the 'Pro-ration and Settlement Statement' section on your Broker CD for examples and formulas for pro-ration calculations.)

AFTER you have completed the above,  proceed to Test Center and click on Module #8 Test.  You will need to enter the Password you were given when you passed the previous Module Test.  Please do not change the box with the Assessment ID in it.

THESE MODULE TESTS INCLUDE A VARIETY OF QUESTION FORMATS:
(A.) TRUE and FALSE;
(B.) FILL IN THE BLANK OR TEXT BOX;
(C.) MULTIPLE CHOICE: Only one answer may be selected;
(D.) MULTIPLE SELECTION, these often will have MULTIPLE CORRECT ANSWERS. Place a check in each answer box you think is correct.
(E.) MATCHING: pair an item in right column with a corresponding item in left column. The only type of question where the Student receives credit for each correct match.

After you have completed the Module Test and received your score, be sure to print out the questions with the correct answers after you complete the test; but before you log off the Test Module by pressing "Print" on your internet browser bar.  It will print the first 20 questions; press next page and it will print the next 20; do this until it has printed all of the questions.  You will then be able to use it for future study.  If you do not print them out immediately, you cannot get back into the Module Test and print them out later.
